Project Description:

 This project signals the new movement in consolidated customer service, incorporating the “hybrid campus” concept into its Healthy Lifestyle Village. As the first campus of its kind in the Milwaukee area, the YMCA of Greater Milwaukee and Wheaton Franciscan Healthcare have collaborated to connect a new medical office building/outpatient center with the existing Schroeder YMCA campus.

The Schroeder YMCA/Wheaton Franciscan Healthcare Village will be a ‘destination campus,’ where people can learn, plan, and take action to improve their health and quality of life. The synergy created by joining together on a single campus creates an opportunity to provide the very best, most comprehensive set of health, wellness, nutrition, and stress management services available to residents, members, and the community at large.

The 55,000-square-feet of YMCA will be renovated while the Medical Office Building (MOB) is being built off the north end of the YMCA. Phase 1 of the YMCA construction will consist of remodeling the gym, offices, racquetball courts, locker rooms, and fitness area. In addition, the current running track will be dismantled and will then be extended within the new fitness area gym. Phase 2 will entail the renovation of the exercise area, fitness room, laundry area, and the former main entrance.


The MOB will be a new three-story, 75,000-square-foot building. Wheaton Franciscan Healthcare will house physician offices, an endoscopy suite, pain management center, full service imaging including nuclear and stress tests, physical therapy, and a laboratory The MOB will have radiology, gym, medical records, and physical therapy on the lower level. The first floor will be the physician’s offices and exam rooms, conference rooms, and the main lobby that connects to the “Wedge.” The second floor will have procedure rooms, recovery, and 9,000-square-feet of shell space for future expansion The “Wedge” will connect the YMCA addition and the new MOB. The atrium “Wedge” will be the hub of the village, and will feature a café, greeter desk, and waiting area.

The established Schroeder Branch YMCA, serving 12,700 members and numerous community participants, offers programs for the whole family including fitness, aquatics, pre-school, camp, teen programs, and more. The current YMCA branch was built in 1977 and includes 40 acres. The new project will commenced in March 2008 with an anticipated opening in May 2009.
