Schedule Security

The scheduling process for a construction project consists of many links that must be properly interrelated and securely connected to deliver a finished facility on-time. It’s best to start making those links at the beginning of the project, rather than later. A schedule planning meeting will forge those project links, establishing a timetable for project delivery.

All stakeholders in the project schedule are required to attend this first meeting. The result of this meeting will be a written schedule that will be published and circulated. This schedule will outline in detail: milestones, critical events, decision points, delivery durations and actions, responsible individuals, and precise timing and phasing.

The team will prepare ‘a duration’ for each activity, determine the logic relationships among the activities, and establish start and end dates of the duration. Other factors that might constrain or alter the schedule – such as owner-imposed dates, bad weather conditions, and a mandatory occupancy date – receive detailed consideration. Alternative plans are drafted that may need to be employed in order to “make up time lost” for a project, due for instance, to poor weather. We have several best practices we utilize to maintain schedule security.

During the preconstruction phase, Cullen will schedule the project with sufficient detail for all construction activities. Managers will use the schedule as a tool to expedite the construction process.

As we work through design development, the schedule will achieve greater refinement, so that by the time of contract we have the level of detail required for execution by the entire project team.

Our scheduling database allows us to look at total work requirements across the entire project timeline, so that we can identify and resolve potential resource allocation conflicts early in the process, thereby avoiding delay. Further, project-specific deadlines and critical pathways are met and managed through our sophisticated scheduling system.

We seek input from major subcontractors, the architect, and owner. By involving all parties as a team, the schedule we develop will serve as an effective tool within our collaborative project forum.
