Not only can we develop a realistic budget for your project, we can assess viability of delivery, reliability of suppliers, and scheduling opportunities to advance your agenda.
  • Accurate Estimates. Since we bid on jobs every week, we know the current market prices, wage rates, and supply availability. We will apply this prime information to give you an accurate estimate for your project that will be within 1-2% of the Guaranteed Maximum Price (GMP).
  • Cost Containment. Cullen has disciplined itself and its staff over the years to contain costs and virtually eliminate “scope creep” by adhering to well-established procedures for managing disbursements and staying within budget. These procedures are codified in our Quality Management System, which is certified by the International Organization for Standardization (ISO). J. P. Cullen & Sons is the only construction manager and general contractor in the State of Wisconsin to have earned the prestigious – and difficult to attain – ISO 9001:2000 Quality Standards Certification. The costs we contain are the result of conformance to standard, and the savings will go to your project.

  • Real-time Process Refinement. Cullen has developed a building commissioning system that begins during the pre-design phase of project development. The unique nature and relevance of our preconstruction services includes process refinements, supply chain projections, and anticipation of critical events and milestones that are based on the long-range view of building commissioning. Thorough planning reduces overall costs by up to a third of the (otherwise) “runaway” final amount, and a process focused on refining building and design solutions ensures that reduction.
