Our preconstruction service offering allows us to collaborate early with an owner, stakeholders, and partners when planning and designing a facility. We have found from experience that such involvement near the project’s beginning fosters rapport among partners, deepens project understanding, and enriches creative, constructible insights. Cullen’s preconstruction process moves through five distinct phases in tandem with architect, engineers, and owner: Phase 1 – Foundational Partnership Meeting crafting the project partnership Phase 2 – Conceptual Design clarifying the project vision Phase 3 – Schematic Design determining the project elements Phase 4 – Design Development refining the project plans Phase 5 – Construction Documents finalizing the project documents From here, it's on to Construction.
